WALTON LODGE,
NEAR PRESTON, LANCASHIRE.
TO BE SOLD BY PUBLIC AUCTION,

If not previously disposed of by private contract, of which timely notice will be given, at the Bull Inn, Preston, on Tuesday the 9th day of October next, at six o’clock in the afternoon, on such conditions as will be then produced,
THE extensive and elegant modern MANSION, called Walton Lodge, the property of William Assheton, Esquire, delightfully situated on an eminence dividing the two rich and beautiful vallies of the rivers Ribble and Darwen, in a genteel neighbourhood, two miles from the excellent market and town of Preston, nine from Blackburn, and a quarter of a mile from the church of Walton-in-le-Dale, containing spacious furnished apartments, and convenient offices of every description, for the accommodation of a large family, and now in complete repair, with three coach houses, extensive stables and out-houses, fruitful kitchen gardens, walls, hot-houses, and mellon ground, green-house, shrub. beries, plantations, and pleasure grounds.
And also all those very valuable Estates in Walton-le-Dale aforesaid, adjoining the said mansion, beries, plantations, and pleasure grounds. And also all those very valnable Estates in Walton-le-Dale aforesaid, adjoining the said mansion, containing altogether about 115 statate acres, lying within a ring fence-and comprising, all that com-modious and desirable Dwelling-house, with the gardens, out-buildings, and closes of land, lately occupied by Mr. Winstanley, deceased.
All that capital Farm-house, called Osbaldeston House, and several good Dwelling-houses, and Cot-tages, with convenient Out-buildings, all in excellent repair.
Several fine growing plantations, and a considerable extent of the river Darwen, with the fine Holme land on both its banks, and the exclusive right to its valuable streams and falls, formerly the scite of the Mosney printing works.
The turnpike-road from Preston to Blackburn, runs through part of this estate, at a distance of about a quarter of a mile from the mansion on the south, and the estate is bounded on the north by the road from Preston to Whalley.

The mansion may be viewed with tickets only, which with forther particulars may be had of Messrs. CROSS, GREGSON & HOWARD, attornies, Preston; or Mr. COTTAM, of Whalley, who will shew a plan and survey of the whole estate,
